Our company is carrying out a community development project that seeks your approval. Since 2009, we have operated the Good Times Banquet Hall/South Los Angeles Conference Center at 6236 S. Saint Andrews Place, Los Angeles 90047. This community project contributes to a mixed-use activity contained within our 80K square foot two-story facility. The City of Los Angeles Building and Safety-Special Permits division have granted our evening and weekend client-rental programs to ensue over the past two years, on a temporary permit-by-permit basis.
Our need is to gain your approval for a Variance and Conditional Use Permit for our building in order to operate regularly as a mixed-use facility within a light industrially zoned area. This mixed-use project supports us with maintaining the majority our business of mobile food/beverage truck and light industrial tenant rentals, while using roughly 10% of the secured upstairs of our building for private events and community programs.
With each activity there is a local and regional economic benefit, engaging commerce as a ripple effect for more than two dozen extended jobs and contracts related to catering, security, clothing, beauty/barber shops, decorators, janitorial, utilities, photography and the like. The traditional manufacturing blue collar jobs for this area have moved away due to the lagging infrastructure amenities and potential client appeal. Like many inner cities across the country, drawing broad industrial activity is problematical, which is why we are proud to transform this six-year abandoned warehouse into an attractive mixed-use enterprise.
During the second quarter this year, we received value-added community stakeholder support from the POWER Collaborative Network and United Latinos in America, two human resource development nonprofit groups that now have an on-site joint venture, delivering vital cultural exchange resources as part of this project. It is through this strategic alliance that helped us form and modify our original business model, whereas we function as the South Los Angeles Conference Center. Notably, this partnership is a direct result of the Los Angeles Police Department – 77th Division’s community outreach use of this event rental space.
