{"id":4936,"date":"2016-04-03T15:54:42","date_gmt":"2016-04-03T22:54:42","guid":{"rendered":"http:\/\/worddean.com\/?page_id=4936"},"modified":"2016-04-03T15:54:42","modified_gmt":"2016-04-03T22:54:42","slug":"finding-commercial-real-estate","status":"publish","type":"page","link":"https:\/\/worddean.com\/?page_id=4936","title":{"rendered":"Finding commercial real estate"},"content":{"rendered":"<p>Dear Annette:<\/p>\n<p>What a delight meeting you today at the world famous WATTS Coffee House.\u00a0 I am working for the South Los Angeles Economic Development Partnership, a non-profit business service company assisting companies with locating, expanding or remaining in the South LA area.<\/p>\n<p>This an informational organization to help business owners best position their company in the area in order to provide jobs and increase the tax base.\u00a0 We are a service organization for the region of the LA County Economic Development Corporation (web-site: laedc.org).<\/p>\n<p>Finding commercial real estate is best with a realtor because they can do the walking, however finding someone who has your best interest is tough.\u00a0 The main questions are is the space large enough?\u00a0 Does it have growth potential over the next few years?\u00a0 Is it in good shape?\u00a0 Is it fire safe?\u00a0 Is the plumbing and wiring in order?\u00a0 Are the windows suitable for displaying merchandise?\u00a0 What are the sign regulations?\u00a0 Is there adequate storage and receiving facilities? \u00a0What is the potential customer traffic and there willingness to stop?<\/p>\n<p>Annette, make sure that before you sign any lease that you KNOW:<\/p>\n<ul>\n<li>as much as possible about the property and have thoroughly examined it for suitability,<\/li>\n<li>the duration of the lease, the monthly amount and the due dates,<\/li>\n<li>what the lessor will do to make your space usable and what you must do yourself (carpet, fixtures, etc.),<\/li>\n<li>subleasing, subletting and assignment arrangements,<\/li>\n<li>provisions in the event of fire, flooding or other natural disaster,<\/li>\n<li>mutual obligations for insurance, repair and maintenance,<\/li>\n<li>provisions for interior and exterior signage,<\/li>\n<li>rights of removal of fixtures,<\/li>\n<li>options and renewal arrangements, and<\/li>\n<li>specific type of lease arrangements with Lessor (i.e. gross, net, or triple-net lease).<\/li>\n<\/ul>\n<p>In some cases the lessor wants a percentage of store sales along with the rent.\u00a0 We always say look before you leap and use all the professional help you can get.\u00a0 Some assistance form a knowledgeable consultant or commercial real estate broker will probably save you lots of money over the life of any lease.\u00a0 Fell free to contact our office any time at (310) 637-7248.<\/p>\n<p>Respectfully yours,<\/p>\n<p>Dean L.
